Staging a Home for Sale

Staging a home showcases it and sets it apart from the competition. It is not personalized to suit the décor preferences of the seller, but is meant to appeal to a targeted group of potential buyers so that they can see themselves living in your home. Staging is best completed before the house is listed but will also help with a house that is lingering on the market with little interest and/or no offers.

 
 

Staging Evaluation/Consultation - Starting at $200*

For homes up to 2500 square feet, the price is determined by the size and needs of the home. We will come to your home, spend about one hour with you and perform a walk-through of all rooms from front yard to back yard. We'll take photos, and then prepare an evaluation that will guide you through what you need to do to prepare your home, room-by-room, for sale. Fifteen minutes of phone assistance with the evaluation is included.

We can also give you a proposal of what it will cost for us to implement the recommendations rather than doing it yourself (*if you hire us to complete your home staging, we will happily credit $100 of the original consultation fee towards the total cost of staging).

Homes or spaces larger than 2500 square feet require custom pricing.

 
 

Staging Fees

Our fees vary, but are usually based upon the size of the home and on the furnishing needs. The basic fee structure for a typical home is fairly simple, as follows:

An occupied home (up to 2500 square feet): $1 per square foot (i.e., $1500 for a 1500sf home) includes "the 4 R's" of staging - removing, rearranging, renewing and relocating furnishings, artwork and accessories to make your home for sale more appealing to potential buyers so that they can see themselves living in your home rather than seeing how you live in your home. If we need to replace any of the above from our inventory, minimal rental fees will be discussed.

An unoccupied home (up to 2500 square feet): $1.50 per square foot (i.e, $2250 for a 1500sf home) includes everything that is needed for a comfortable, model home look for three months from the installation date. Subsequent months will be billed at an agreed-upon price as a rental package, starting at only 25¢ per square foot.

Homes or spaces larger than 2500 square feet require custom pricing.

Can I Do It Myself?

Each staging starts with an in-home Evaluation/Consultation to identify the positives and negatives of each house and to review the important steps to properly prepare a house to be marketed. We will provide you with a report of our room-by-room recommendations, and you may choose to make these changes yourself, or hire us to do some or all of it for you. The report will suggest how to rearrange, renew and relocate furnishings, artwork and accessories to make your home for sale look like a comfortable model home.

For vacant homes we can provide everything that’s needed for a model home look.  Contrary to popular belief, vacant homes DO NOT sell as quickly or show as well as furnished, professionally staged homes because most vacant rooms actually feel smaller, and many buyers cannot visualize what a space could be when it’s empty and cold.  With the addition of furnishings buyers can "see" the actual, usable square footage and how it can be used.  We have a large inventory of furnishings, artwork and accessories available for rent for some occupied and most vacant properties.


What Stays With the House?

Window treatments usually stay with the home and are billed separately from the staging quote, as are repairs, paint, floorcoverings and anything else permanently affixed to the property.
